Altitude Development Group proposes transforming the Shaw Family Homestead into a 56-lot luxury subdivision near McCall. The plan, called Shaw Ranch, would cover 510 acres located about four miles southeast of McCall off Boulder Lake Road. Fifteen of the proposed lots would include private helipads.
Beau Value, a partner in Altitude and director of development, said the company is preparing to submit formal plans to Valley County this fall or winter. The current designs are conceptual and preliminary. Lots in the proposal range from two to 27.5 acres. Eleven lots would allow horses, and some properties would front Lake Fork Creek.
The development would be built out in three phases, with 18 lots planned for the first stage. Value said there is no set timeline for the second and third phases. Lots would be sold to buyers who plan to build their own homes. A community meeting is scheduled for Thursday, Nov. 5, from 6 p.m. to 8 p.m. in the Idaho First Bank meeting room.
Value said helicopter landings would be limited to daylight hours and follow designated routes to avoid flying over homes. He described the helipads as an access option for owners arriving from outside the area, allowing them to reach the property without driving Highway 55. The project would also feature a private clubhouse, a 7.2-mile trail system, and three stocked trout ponds.
The Shaw Family Homestead was settled in 1889 by Clarence and Fannie Shaw. The property received a Century Farm and Ranch Award from the Idaho State Historical Society in 2024. Value said the Shaw family has emphasized stewardship and is looking for a new steward for the land. Altitude is owned by Value, his wife Breanna, and Todd and Lisa Allen, all McCall residents.
The Valley County Planning and Zoning Commission will review the application through a process that likely involves multiple public hearings. Altitude is drafting covenants that would cover architectural standards, wildfire mitigation, open space protection, and dark sky compliance. Value said the company hopes to incorporate public comments into its formal application.
